Montana Industrial & Technology Parks and TIFs

♦ The MALTA BUSINESS & INDUSTRY DEVELOPMENT DISTRICT (MBIDD) located on the outskirts of Malta, Montana is at the crossroads of US Highways 2 (east/west) and 191 (north/south). The former airport site features 111 acres with 30 platted lots ready for sale of lease to commercial and/or industrial developers. Public utilities (water & sewer) are onsite along with high speed internet, electricity and natural gas provided by local utility companies.

Direct access from US 191 is provided on Opportunity Lane and connectors to US 2 and northern corridor main line of BNSF rail is less than 1 mile away. Malta is provided daily
UPS and truck transport services. The new Malta Airport is located northwest of Malta. The 4500 asphalt runway is PAPI controlled and can accommodate small jets.

♦ The SILICON MOUNTAIN TECHNOLOGY PARK is located 7 miles west of Butte at the crossroads of I-15 & I-90 and is totally contained within the Butte-Silver Bow TIFID #2. It is the only industrial park in the state that is served by two class 1 railroads (BNSF and Union Pacific). The park has a state-of-the-art electric substation built in 1998 to serve the ASiMI project. The substation is served by two 161 kV transmission lines. There is also a 230 kV electric transmission line that crosses the Park. The Park has an industrial water system that has the capability of delivering 12 million gallons per day. The Park also has natural gas, fiber optic and a new paved service road. One of the occupants of the Park is the Port of Montana. The Port of Montana is a full service inland transportation port that offers its clients a wide variety of transportation services including trailer of flat car, container loading and off-loading, customs, bulk materials handling, and freight forwarding. The Silicon Mountain Technology is approximately 1,300 acres with sites available for large and small industrial and manufacturing operations.

♦ The SOUTH BUTTE INDUSTRIAL PARK is located on Butte’s south side. It is designed for light manufacturing. It has the necessary infrastructure including rail service. There are several prime lots available, some with access to rail. The Park has easy access to Interstate highways 15 & 90, approximately 5 miles away. It is also located approximately 2 miles from the Bert Moony Airport.

♦ The MOUNTAIN VIEW OFFICE PARK is located in Livingston at the intersection of Highway 10 and Interstate 90. A recent annexation into the City is completed and the extension of sewer and water via the issuance of a substantial TIFD and SID is soon to occur.

♦ The FALLON COUNTY TAX INCREMENT FINANCE INDUSTRIAL DISTRICT was created in December, 2005 with the base tax year as 2005.

♦ OLD SCHOOL STATION is 52 acres within the city limits of Kalispell. It has full city services with great roads, etc. The anchor tenants are Fun Beverage’s 80,000 sq. ft. distribution facility and the planned Osprey Entertainment Digital Imaging Complex. It is an industrial and a technology TIF.

♦ The City of Kalispell has TIF districts over Gateway West Mall, location of TeleTech and at the City Airport. Whitefish also has a large TIF.

The TOBACCO VALLEY BUSINESS PARK is located 3 miles northwest of Eureka in northwest Montana. It is a 22 acre park with 1 to 4 acre lots available for sale and lease options. The Park is located one mile from Montana Hwy 37, on a year round access County road, and 3 miles from US Hwy 93. It is within 5 miles of rail and 4 miles form the North Lincoln County Airport.
